It’s tempting to think that everything is settled and done when you go in for your final walkthrough of your future home, but the final walkthrough is one of the most vital parts of the home buying process. It’s the last time you’ll get to check the condition of your home before you sign those closing papers, so you want to make sure that everything is in order. Keep these helpful tips for your final walkthrough in mind when you’re preparing to take this step.

1. Pack Your Supplies

When you’re preparing to head out to your final walkthrough, there are a few important items that you want to take with you:

  • Real estate agent: You always want to bring your agent along with you for your final walkthrough in case you have any questions.
  • Contract: Bring your own copy of  the contract so that you can refer to it and ensure that everything lines up.
  • Inspection summary: Double check that all repairs have been completed per the terms of your inspection summary.
  • Camera: Bring along a camera to document anything you believe may be concerning like unfinished repairs or damages.
  • Cell phone and charger: Bringing along your cell phone charger is one of the easiest ways to test electrical outlets to make sure they’re functioning.
  • Notepad: Include the date and time of your final walkthrough at the top of your notepad, and bring it with you in case you need to write down something you may forget.

2. Verify the Terms of Your Sales Agreement

As you walk through your soon-to-be home, double check the general sale items listed in the terms of your sales agreement. Make sure that the items listed as part of the sale are accounted for and that unwanted items are no longer present in the home. See that there aren’t any items remaining from the movers and that construction and garbage debris has been cleared out.

Along with double checking the general sale items, you want to check your inspection summary to make sure that all repairs have been completed. Also collect any receipts or warranties for the repairs in case you experience an issue and need to refer to them later.

3. Check the Condition of Each Room

While you’re walking through your home, it’s important to make sure that each room looks the way it should and that there isn’t any new damage. This is particularly important for rooms that involve running water like the bathroom, laundry room and kitchen. Check for mold, mildew, water damage or even standing water. Try each faucet and appliance to ensure that both the hot and cold water are working properly and to make sure the drains aren’t clogged. Remember to also flush the toilets in case they back up or don’t flush properly.

4. Make Sure Electronic Units are Functioning

While you’re making your final walkthrough, turn every light switch on and off, check the condition of the circuit breaker, ring the doorbell, try the garage door opener and test the heating and air conditioning. This is where your phone charger also comes into play; plug your phone into each outlet to verify that they all work and that the outlet plates are damage-free.

5. Open Doors and Windows

You may not feel like checking every window in the house, but the last thing you want is to move into your new home and realize that one of your bedroom windows is stuck shut or realize that you have a security risk with a broken latch. Just to be safe, open and close every door and window and test all latches and locks to prevent any upsets after you move in.

6. Inspect the Outdoor Premises

Finally, do a final walkthrough around the outside of your house as well. Verify property lines and that you’re satisfied with the irrigation system and landscape. Also look for dead or decaying wood, animal droppings or any other potential signs of pests.
